Basis: management fees are percentages of rental revenue. The fixed cleaning/coordination fees are monthly charges. Utilities are charged for tenanted days under short and medium stays; for long-term rentals, utilities are covered by the tenant.
The fixed charges have previously been described as cleaning fees and subsequently as operational coordination fees. For owner agreements, the distinction between this fixed charge and separately billed cleaning services is made explicit.
The full amount charged to the resident: applicable base rent, fees, utilities, extras and other disclosed charges. Deposits and initial move-in payments are shown separately.
The base-rental amount attributable to the owner before deductions authorised by the agreed management arrangement.
After agreed fees, service deductions, authorised expenses and adjustments. Other owner costs may remain outside the statement.
Collected owner rental allocation, less the agreed management fees, agreed service and operating deductions, and authorised owner expenses deducted through the statement, plus or minus applicable reconciliations, produces the owner payout through the management statement. Where your written agreement instead establishes a distinct lease or fixed-rent model, that model applies rather than this general managed-rental explanation.
The tenancy model and minimum term, the agreed service scope, how cleaning, utilities and resident services are funded, one-time charges and move-in requirements, and the reporting arrangement are all established for your specific property. A fee waiver or promotion, where one exists, applies only within its written terms and does not automatically waive cleaning, maintenance, utilities, taxes, documentation or other charges.
Owner financing, property charges, taxes, capital expenditure and other costs may sit outside the management statement. When comparing outcomes, use comparable periods, unit types, tenancy terms, service inclusions and deductions—distinguishing asking rent from signed rent, signed rent from collected rent, and collected rent from owner payout.
Fixed-rent or guaranteed-income arrangements are not a universal offer. They apply only where a property-specific written offer or agreement provides them, including the eligibility, payment basis, term and exclusions that agreement sets out.
