IntroductionHow we work
GRAND MAISON · OWNER INTRODUCTION

How we work

Finding a tenant is one part of the job. Preparing the home and managing the tenancy are the rest.

Before your property goes live, we agree what is being offered, what must be prepared, who is responsible and how the commercial arrangement works.
PHASE 1

Agree the plan

  1. 01

Assess the property and your objectives

Review the location, layout, condition, furnishing, readiness and operating requirements. We first establish whether the residence and your objectives fit the approach.

  2. 02

    Recommend a rental strategy

Identify relevant resident needs, suitable tenancy terms, pricing assumptions and service requirements. The recommendation should make sense after likely costs and deductions—not just at the advertised rent.

  3. 03

    Agree scope and responsibilities

Confirm the management services, fees and calculation basis, owner obligations, approval process and property conditions in the proposal and agreement before appointment.

PHASE 2

Prepare and place

  1. 04

    Prepare the home

Coordinate approved repairs, furnishing, inventory, cleaning and access. Agree budgets and funding before work begins. Condition, comfort and functionality come before unnecessary renovation.

  2. 05

    Present and market accurately

Prepare residence information and media, define the offer and coordinate the approved acquisition approach. Inclusions, price and eligible duration must match the actual home.

  3. 06

    Qualify and confirm the resident

Review identity, intended occupants, purpose, dates, ability to meet obligations and acceptance of house rules. An enquiry or viewing is not a confirmed tenancy.

  4. 07

    Coordinate move-in

Complete the required documentation, registration, payment and written confirmation steps. Arrange access, handover and relevant residence information within the agreed scope.

PHASE 3

Manage and renew

  1. 08

    Manage the occupied home

Coordinate resident communication, scheduled cleaning, authorised maintenance, agreed payment administration and owner updates. Work respects building-management procedures and the agreed approval route.

  2. 09

Review, renew or prepare for departure

Discuss renewal where available, or coordinate departure, condition and inventory checks, access return and the next letting. Extensions and the same rental rate are not automatic.

What we need from you

  • Accurate property information, access and authority to manage.
  • Agreement on readiness work, budgets and owner-funded costs.
  • Timely decisions on repairs and other matters requiring approval.
  • A shared understanding of property charges and existing tenancy obligations.

This journey explains the potential service lifecycle, not a universal timeline or service-level commitment. Your property proposal and signed agreement determine the actual scope.
